Your Landlord Believes in Your Potential. It's in the Renewal.
Ellis mentioned a promotion in the hall. The landlord has written a warm letter about what comes next.
Zillow's October 6 market report said typical U.S. rent, according to its rent index, was 2.7 percent higher in September than a year earlier. The following landlord has taken a more personal approach to growth.
Dear Ellis,
First, congratulations on your promotion. When you told me in the hall, I was delighted. I have always thought you capable of more. It is lovely that your employer has at last put a number to it.
It hardly seems a year since you brought that little desk upstairs. I remember you stopping at the turn to work out the angle. The mark is still in the plaster. Whenever I pass it, I think of how much effort it takes to begin. I have photographed it for your eventual inspection.
Your lease is coming up for renewal, and a standard notice seemed insufficient. We have been part of an important period in each other's lives. You have found your feet. I have watched the direct debits become entirely reliable.
The new rent will be $2,720 a month, up from $2,450.
I have left a little space around that sentence because I want you to sit with the opportunity before we discuss the details.
You have grown, Ellis. The apartment has grown with you. The measurements are the same, but I hope neither of us would make the mistake of considering those the whole story. This was once a room in which you worried about an interview. It is now a room occupied by the person who got the job. That change has value.
You may recall preparing at the kitchen table, beneath the pendant light. Both belong to the property. I would never presume to put words in your mouth during an interview. I simply gave your mouth somewhere to be beforehand. Quiet support is still support.
The old rent reflected the person who first climbed those stairs. To continue charging it would feel like refusing to acknowledge your progress. I know how hurtful that can be.
With the renewal, I am therefore proposing a small share in your ambition. This will be calculated annually, using the goals you have begun to regard as possible. We will exclude wishes you mention casually and never think about again. There must be a reasonable prospect of success; I am taking a risk here too.
Goals first conceived in 3B remain attached to the apartment even if completed elsewhere. I have included a page on which you can list anything you thought of before moving in. Please be thorough. It is much harder to establish the age of a hope once it has started producing something.
The deposit now also covers unrealized plans. You told me you might write at the desk. Should you decide not to, we will need to restore that corner to the condition it was in before it had a book in it. The book need never have existed physically for the corner to have been affected. I think you will understand this as someone who writes.
On the question of improvements, thank you for your thoughtful email. You asked what would be different in the apartment after renewal. The answer is you. We have already updated our description to reflect the calibre of the current occupant. Please send your exact title when convenient; I would not want to undersell what you have achieved.
I am especially pleased to invite you into our new mentoring arrangement. The building has applied to become your legal mentor. Its application emphasizes that it has accommodated you consistently, including on days when you were not performing at your best. Few people could offer the same record.
As mentor, it would be entitled to a seat at discussions of your future. It would attend through me, since moving the building would disturb the other tenants. We would hope to hear about opportunities before you accept them, rather than discovering afterward that you might have been ready for a higher rent.
You can, of course, decline. The building would remain your home for the balance of the lease. I should be sorry if that were all it meant to you.
I have put a pencil mark beside the place to sign. Please erase it afterward. We find that leaving the mark encourages people to imagine there was ever any uncertainty about the decision.
There is so much ahead of you. I hope you will allow us to continue providing the fixed point against which it can be measured.
Warmly,
Ruth Pember Owner
P.S. Your cupboard door is still on the carpenter's list. In the meantime, lift it slightly as you pull. You will get better at it.
Fact and fiction: Zillow's linked rent-index finding is real. Ruth, Ellis, the property, letter, rent figures and all proposed terms are invented. None describes actual legal rights, a real tenancy or enforceable mentoring arrangements; this is not legal or financial advice.
